Can I live in the property I purchase?

Yes, you can live in the home you purchase through our Community Funding program.

Here’s how it works:

Your Super isn’t spent—it’s invested.
You invest your Super into a community fund that operates similarly to a community bank. This investment earns a return, so your Super continues to grow for your retirement.

Your investment helps others—just like others help you.
Your Super supports another member of the community by contributing to their deposit loan. In return, you gain access to funding from the community to cover your own deposit and even consolidate existing debts.

Compliant with the Sole Purpose Test.
Because your Super is used as an investment—not a direct purchase—and it continues to grow for your retirement, it passes the government’s Sole Purpose Test.

What happens after 5 years?
After 5 years, your original Super investment—plus the growth—is withdrawn from the community fund and returned to your control, ready for reinvestment.

Eligibility Criteria:

  • Superannuation Balance: A minimum of $180,000 in superannuation is typically required. However, if your individual super balance is below this threshold, you can combine your super with that of a partner, family member, or friend to meet the requirement.
  • Income Stability: An annual income of at least $100,000 is generally needed. Similar to superannuation, combined incomes with a partner, family member, or friend can be considered to meet this criterion.
  • Residency: You must be an Australian citizen or permanent resident.
  • Credit History: While perfect credit isn't required, a reasonable credit history will support your application. Existing debts and financial commitments are considered in the assessment.

By combining resources, Community Funding opens the door for more Australians to achieve homeownership.
